We're signing the papers for the loan for this new house in a couple of weeks...

It'll be a while before I know the dimensions that I'll be able to use... but I think I'll have a good 40m2 / 431 sqft to play with Smiley

I'll post some pictures of the space I'll be using - be grateful if anyone can suggest what sort of things I need to get into this space (i.e. electricity, type of flooring, lights, etc...)

Wow, that looks like a lot of work!
Are you planning to install a fixed staircase? Or is that not possible.

As you're in Belgium, where it can be quite hot and quite cold, you'll probably need some sort of roof isolation. I remember the old attic I once had which was freezing in winter and cooking in summer. My trains were not too happy about that (and neither was I)! You'll also need to keep it dry. The windows seem to be rather new though: probably no leaks there.

You'll probably want good lights and electrics up there. I have a separate electric group from the meter cupboard for my layout. If you can, install water as well. I still regret I didn't do that in my attic. Especially when working on the scenery it's annoying to walk up and down the stairs all the time to get it (or to clean the brushes in the bathroom).

Is it high enough to stand everywhere?

Thanks for those thoughts David. Someone else also suggested I get water up there, so I'll definetely be sure to ask for a sink area, turn it into a proper workshop area.

The entire house is in a similar state, the whole beauty of the concept being that it is the purchaser that decides how the interior is to be redone based on the purchaser's own needs.

We'll be hiring a personal architect to redo the entire house from top to bottom, so there'll definetely be a fixed staircase installed that will connect all floors (at the moment there is no staircase)

They've redone the entire roof, and indeed have installed new windows, after heavy rain there was no sign of any new leaks or anything so that's already a good sign.

Will definetely be sure to ask about isolation - though I suspect a good deal of work has already been done in this regard.

In terms of lighting, would I be looking to install halogens or so?

Aside from just after the velux windows to the walls, I'd say the rest of the space is one where you can remain standing.

About lighting, have you ever considered the Uhlenbrock IntelliLight?

You can use the halogens when working on the layout, but when running it, this seems like a wonderful solution!

Well, a little update on this project.

I've bought the house and my architect is expected to present the concept plans at the end of the week.

I've launched my new personal website which showcases all of the support work that I am doing to prepare this layout - I will be posting an update of the track plan to fit my new space.
